What they are: a lipoma is a soft, slow-growing fatty lump. An epidermoid (“sebaceous”) cyst is a closed sac under the skin. Both are usually harmless.
Consult first: Dr. Akeem examines the lump and may order an ultrasound. The lab is in the same building.
The procedure: done in our procedure room under local anaesthetic, usually with a small incision and stitches.
Infected cysts are usually treated first and removed once they settle. Large or deep lumps may need a referral to a surgeon.

Is removal done in the clinic?
Smaller cysts and lipomas can often be removed in our procedure room under local anaesthetic. Dr. Akeem will assess this at your consult.
Can an infected cyst be removed right away?
An infected cyst is usually treated first and removed after it settles.

Who cyst and lipoma removal is for
Many people in Calgary live with a lump under the skin for years before asking about it. Common reasons to book are a lump that is growing, rubbing on clothing or a bra strap, getting in the way of exercise or work, coming back after a past infection, or simply worrying you. Dr. Akeem, MD, CCFP, assesses skin lumps at Chinook Medical Centre and removes suitable cysts and lipomas in our SW Calgary procedure room, so many patients can have it done close to home.
Cyst or lipoma: what is the difference?
- Lipoma: a soft, slow-growing lump of fatty tissue that usually moves slightly under the skin.
- Epidermoid ("sebaceous") cyst: a closed sac under the skin, sometimes with a small dark opening, that can become inflamed or infected.
Both are usually harmless, but only an examination can tell what a lump is. The doctor may order an ultrasound, and imaging and lab services are close by.
Your visit, step by step
- Consultation. The doctor examines the lump, asks about its history and explains whether in-clinic removal is suitable.
- Planning. If removal is appropriate, a procedure appointment is booked and you get instructions on how to prepare.
- Procedure. The area is numbed with local anaesthetic and the lump is removed, usually through a small incision closed with stitches.
- Aftercare. You go home the same day with wound-care instructions and a plan for stitch removal and any results.
Large or deep lumps, and some lumps in sensitive areas, may need referral to a surgeon. The doctor will discuss this with you.
When to be seen sooner
- The lump is growing quickly, hard, or fixed in place
- It is red, hot, swollen or draining, or you have a fever
- A mole or skin spot is changing in size, shape or colour

Chinook Medical Centre is at #280, 5920 1A St SW, Calgary (Sloane Square), a short walk from Chinook Centre and Chinook LRT station, with free 2-hour visitor parking. A lab and pharmacy are in the same building.
- Monday to Friday: 8:30 am to 5:00 pm (last walk-in 4:00 pm)

If stitches are used, the doctor will tell you when and where to have them removed and how to care for the wound.
Do you check moles and skin tags too?
Yes. The clinic assesses moles, skin tags and abscesses. A mole that is changing in size, shape or colour should always be checked.
